Why would I need an Energy Performance Certificate?

As a Residential Property Landlord or Letting Agent you need to be aware that all residential properties marketed for rent from 1st October 2008 will require a valid EPC to be available to prospective tenants.

Similarly, Residential Property Agents and Vendors should be aware that all residential properties marketed for sale since 14th December 2007 require an EPC.

What is an Energy Performance Certificate?

An EPC is an assessment of both the Energy Efficiency and the Environmental Impact of a building - in this case a residential building. It gives the property a rating from A to G for both Energy Efficiency and Environmental Impact with A being the best to G the worst. The ratings are rather like those you may have seen on domestic appliances such as fridges.

How do I obtain an Energy Performance Certificate?

EPCs may only be produced by a qualified and accredited Domestic Energy Assessor (DEA). The DEA will need to inspect the property to record details including age, property type, construction, dimensions, water heating, space heating and lighting.

How is an Energy Performance Certificate produced?

EPCs are produced from a computer system following the entry of the details recorded during the DEA's inspection. The EPC itself can then be provided in both electronic and paper format.

How long is an Energy Performance Certificate valid for?

Currently, in the case of both Rental properties and Sales, an EPC remains valid for a period of 10 years.

What if I market a rental property after 1st October 2008 without an EPC?

The provision of an EPC to prospective tenants free of charge is a legal requirement from that date. Compliance is monitored by Trading Standards and is currently punishable with a fine for each offence plus it will still be necessary to provide the tenant with a valid EPC.

How long will it take to produce my Energy Performance Certificate?

An EPC inspection can usually be arranged within 48 hours. The EPC certificate and Recommendation Report will follow within 2 working days of the inspection and payment. The inspection itself will take from approximately 45 minutes to 75 minutes depending on the size and nature of the property.

Do I need to be there while an inspection takes place?

In the case of vacant properties we are happy to perform the inspection unaccompanied. Otherwise, where a tenant is in occupation, we would prefer that the tenant, the landlord or the landlord's agent is in attendance for the inspection.

Will I need to take time off work while an inspection is performed?

Not at all, Somerset Energy Assessment are happy to arrange Evening and Weekend appointments at no extra charge. However, it is not possible to perform inspections after dark.
